What does choosing a roofing material mean?
Choosing a roofing material is the fundamental decision that determines the aesthetics, durability, cost and regulatory compliance of a roof, taking into account local planning constraints, the building's architectural style and the owner's budget.
In Paris and Île-de-France, this choice is more complex than elsewhere. The Parisian urban landscape is governed by strict rules: the PLU (Local Urban Plan) often imposes specific materials, particularly in historic districts and ABF (Architectes des Bâtiments de France) perimeters. Beyond regulatory constraints, each material has its own technical, aesthetic and financial characteristics.

PLU regulations and ABF constraints in Paris
Before considering any change of roofing material in Paris, consulting the PLU for your arrondissement is essential. The capital is divided into sectors with very different requirements.
In most central arrondissements (1st–8th, and partially up to the 12th and 16th), the ABF must approve any roofing work. In these zones:
- Natural slate is generally required or strongly recommended
- Natural zinc (grey patina) is often authorised for low-pitched and flat roofs
- Synthetic materials (fibre cement slates, concrete tiles) are generally refused
- Clay tiles are only permitted in certain peripheral zones
