What constitutes a roof leak emergency?

A roof leak emergency is a situation in which the waterproofing of a building's roof covering is suddenly compromised, causing active water infiltration that may cause immediate damage to property, structure and occupants, requiring rapid intervention to limit escalating damage.

A roof leak can happen at any moment — during a storm, in the middle of the night, after a hail event or an intense frost. In Paris and Île-de-France, rainy winters and windy episodes are frequent and can cause sudden damage to weakened roofs. Knowing how to react quickly and correctly can mean the difference between minor repairs and major structural damage.

Step 1: Protect people and property (first 30 minutes)

Electrical safety first

This is the absolute priority. If water is flowing near electrical installations (fuse box, outlets, light fixtures), immediately switch off the main circuit breaker for the affected zone. Water and electricity are a lethal combination.

Protect your belongings

  1. Move furniture and electronics away from the wet area
  2. Wrap or protect valuables, clothing and important documents
  3. Lift rugs and floor coverings to prevent irreversible damage
  4. Place buckets to collect water from active infiltration points
  5. Protect floors with thick plastic sheeting or towels

Do NOT climb onto the roof

A wet or damaged roof is extremely slippery. In storm conditions, the danger is multiplied. Leave inspection and emergency work to properly equipped professionals.

Step 2: Document the damage (first hour)

This step is critical for your insurance claim. Inadequate documentation can significantly reduce your compensation.

Timestamped photos and videos

Photograph and film all visible damage:

  • Ceiling and wall stains
  • Active infiltration zones (dripping water)
  • Damaged furniture and belongings
  • General view of the affected room

Enable geotagging and timestamp metadata on your smartphone — these are valuable for the insurance assessor.

Record the circumstances

  • Exact date and time of discovery
  • Weather conditions (storm, hail, heavy rain, frost)
  • Any known history (previous leak, recent works)

Keep all evidence — do not clean up or throw anything away before your insurer has been notified. An assessor may want to inspect damaged items before settling compensation.

Step 3: Temporary roof protection (if possible)

If infiltration is active and you cannot wait for a professional, temporary protection can be applied — but only from inside the loft or from a secure roof window, never from outside without proper equipment.

From inside the loft:

  • Lay a thick plastic sheet (minimum 150 microns) over the wet area
  • Slide it between rafters to create a temporary barrier
  • Place collection containers under active infiltration points

Never:

  • Climb onto a wet roof without harness and safety equipment
  • Use temporary sealants (expanding foam, silicone) without professional advice — they can complicate permanent repairs
  • Remove tiles to "investigate" without professional expertise

Step 4: Contact the right people

Your insurer: within 5 working days (mandatory)

French law requires you to report any claim to your insurer within 5 working days (2 days for storms recognised as natural disasters). Beyond this deadline, your insurer may refuse the claim or reduce compensation.

What to say: your policy number, date and circumstances of the damage, nature and extent of visible damage, protective measures taken.

An emergency roofer: as soon as possible

For active leaks causing damage, call a qualified roofer for emergency intervention.

Look for:

Beware of "storm chasers" who appear after extreme weather events and charge excessive rates for poor-quality work.

The fire brigade: in specific situations

French fire brigades (18 or 112) can intervene free of charge in genuine emergencies:

  • Risk of falling roof elements (tiles, panels)
  • Massive infiltration threatening the building structure
  • Danger to occupants (water on electrical installations, collapse risk)

They can lay temporary sheeting on a dangerous roof but do not carry out repairs.

Common causes of emergency leaks in Paris

Storms and strong winds: Paris regularly experiences wind events (60–100 km/h in winter storms) that can displace tiles and slates, lift flat roof membranes, bend or tear zinc flashings, and damage gutters.

Frost and freeze-thaw cycles: Frost can crack porous tiles that have retained water, block drainage and cause overflow, and weaken zinc joints and flashings.

Hail: Can perforate waterproofing membranes, crack weakened tiles or pierce older zinc sheets.

Neglected maintenance: A roof without maintenance for several years is far more vulnerable. Detached joints, corroded flashings, accumulated moss — a single heavy rain event can trigger a massive leak.

After the emergency: don't delay definitive repair

Once the emergency is managed and the leak is temporarily stopped, it is tempting to postpone definitive repair. This is a mistake:

  • Persistent moisture in the frame and insulation creates mould within weeks
  • Temporary repairs deteriorate quickly and will not survive the next winter
  • Your insurer may refuse to cover damage aggravated by lack of timely intervention

Plan definitive repairs within 4–8 weeks of the emergency, using a qualified roofer and obtaining a detailed quote.
