1. Height and accessibility

This is the number-one cost driver in Paris. A 5-storey building on a busy street requires significant scaffolding, road-occupation permits, traffic management and potentially temporary street closure. These logistics can represent 20–35% of the total cost.

Scaffolding cost estimates in Paris:

  • R+3 house: €2,000–4,000
  • R+5 to R+7 building: €5,000–15,000
  • Haussmann building with road occupation: €10,000–25,000

2. Choice of materials

As seen above, the gap between tile (€80/m²) and premium natural slate (€300/m²) can triple the materials budget. In ABF zones, you often have no choice.

3. Condition of the roof frame

If the timber frame is sound, only the covering needs replacing. But if elements are rotten or weakened by years of water infiltration, costs can escalate:

  • Replacement of a single roof truss: €2,000–8,000
  • Curative treatment (insects, fungi): €1,500–5,000
  • Full frame replacement: €20,000–60,000

4. Roof complexity

A simple two-pitch roof is far less expensive than a Parisian Mansard roof with its many dormers, hips, valleys and chimney stacks. Each singular point (dormer, roof window, chimney flashing) represents additional specialised zinc work.

5. Thermal insulation

A roof renovation is the ideal time to improve loft insulation:

  • Loose-fill insulation for open loft: €20–40/m²
  • Rafter insulation (sarking, under the covering): €60–120/m²

6. Rainwater drainage

If gutters, channels and downpipes need replacement:

Why very cheap quotes are dangerous

1. No decennial insurance (garantie décennale) This 10-year mandatory insurance (Article 1792 of the French Civil Code) covers any defect compromising the structural integrity or habitability of the building. Working with an uninsured contractor is a major risk.

2. Low-quality materials Thin-gauge zinc, inferior-quality slate or non-compliant accessories may look identical but last two or three times less long. Savings at purchase often mean premature re-roofing.

3. Unqualified labour Standing-seam zinc and natural slate installation are demanding crafts. Incorrect installation leads to rapid infiltrations and costly damage to the frame and ceilings.

How to get a reliable quote

Checklist for a good roofing quote

  • Is the company RGE-certified (required for grants)?
  • Do they have a valid decennial insurance certificate?
  • Does the quote detail: surface treated, materials with specifications, labour, scaffolding?
  • Are timelines specified?
  • Is a garantie de parfait achèvement (1-year workmanship guarantee) mentioned?
